NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that in accordance with the requirements of the Township of Holmdel Ordinances and New Jersey Municipal Land Use Law, N.J.S.A. 40:55D-12, you are hereby notified that an application has been filed by Holmdel Family Apartments LLC ("Applicant") with the Township of Holmdel Planning Board ("Planning Board").
The specific nature of the application and requested relief is detailed further below.
The application and plans are available for examination and review at least ten (10) days before the hearing on the Township of Holmdel Website.

PLEASE TAKE FURTHER NOTICE that a public hearing will be conducted before the Planning Board in connection with this application virtually via video teleconferencing by way of a Zoom webinar platform rather than an "in-person" meeting on the 18th day of August, 2020, in order to prevent further spread of COVID-19 and to protect the health and safety of residents, Board Members, Township staff, professionals, and applicants. The hearing will begin at 7:00 p.m.
PLEASE TAKE FURTHER NOTICE that members of the public will have full access to the hearing, and will also be able to give public comment, present objections, or cross-examine witnesses on the application being heard by the Planning Board, through Zoom or telephone by following the below directions:

APPLICATION DETAILS AND PROPERTY INVOLVED:

SUMMARY OF APPLICATION:
The Applicant proposes to construct a 100% affordable 50-unit family rental community on real property located at 625 South Laurel Avenue, currently designated as Block 57, Lot 2 on the municipal tax map (the "Property"). The Property consists of 3.87 acres of undeveloped land. The Township of Holmdel currently owns this Property. The Applicant seeks preliminary major site plan approval from the Holmdel Township Planning Board to permit the construction of 50 income-restricted apartment units for families, and associated site improvements. The property is located in the Affordable Housing Multifamily Zone 2 (AH-MF2) zoning district. Multi-family affordable apartments are a permitted use in the AH-MF2 zoning district. The 50 apartment units will be contained in 3 separate buildings. One building will contain 8 units and will also be utilized as a community building. The other buildings will contain 18 and 24 units, respectively. The applicant proposes 90 parking spaces on-site which meets the ordinance parking requirement of 1.8 spaces per unit.
VARIANCES AND RELIEF REQUESTED:
The Applicant does not require any known variances in connection with this application. The Applicant does seek any variances, to the extent they are required, together with any necessary waivers and other approvals that may be required
