TOWNSHIP OF HAZLET
PLEASE BE ADVISED that New Horizon Properties, LLC has made application to the Hazlet Township Land Use Board for preliminary and final major site plan approval with bulk variance and design waiver relief to construct a 3,010+/- square foot convenience store, and a gasoline/diesel fueling station with a total of twelve (12) fueling positions, together with associated site improvements including parking lots, curbing, sidewalk, lighting, landscaping, stormwater management system and utilities.
The property is known Block 134, Lot 1, also known as 210 Highway 36, and is located in the B-H Business Highway Zone District. The property is approximately 37,693+/- square feet.
The applicant shall request bulk variance relief and design waiver relief, as shown in the application and on the plans, including:
Lot Area of 37,693 square feet, where 40,000 square feet is required (this is pre-existing condition).
Lot Width of 128 feet on South Laurel Avenue and 130 feet on Liberty Place, where a Minimum Lot Width of 150 feet is required (this is a pre-existing condition).
Minimum Lot Frontage of 126 feet on South Laurel Avenue and Liberty Place, where 150 feet is required (this is a pre-existing condition).
Principal Structure/Front Yard Setback the applicant proposes a Front Yard Setback of 40.89+/- feet to the building on Route 36, where a minimum of 50 feet is required.
Principal Structure/Front Yard Setback the applicant proposes a Front Yard Setback of 45 feet and 49 1/2 feet to the gas canopy on Route 36 and on South Laurel Avenue, respectively, where a minimum of 50 feet is required.
Maximum Lot Coverage of 75.6%, where 55% is permitted (the pre-existing conditions is 59.2% square feet).
Accessory Structure Side Yard Setback the applicant proposes a side yard setback of approximately 5 feet to the trash enclosure, where 20 feet is required.
Parking stall size proposed is 9 feet x 18 feet, where 10 feet x 20 feet is required.
The applicant proposes 14 parking spaces, where 25 parking spaces is required by Township Ordinance. Parking is proposed in the front yard area, where same is not permitted.
The applicant proposes three building-mounted signs, where one mounted sign is permitted.
The lighting within the canopy is at 15 feet in height, where 14 feet is permitted.
The applicant reserves the right to request additional variance and/or design waiver relief, if same is determined to be necessary or appropriate by the Board or its staff prior to or during the public hearing.
This matter is presently scheduled to be heard by the Hazlet Township Land Use Board at their meeting of October 1, 2020 which meeting is scheduled to begin at 7:00 P.M. in the Hazlet Township Municipal Building located at 1766 Union Avenue, Hazlet, New Jersey. At said time and place you may appear in person or through an attorney to express your concerns and/or objections with regard to this application.
